Yes, you can set expectations for the condition your Ankeny home is delivered in, but the time to do it is in the contract, not after closing. One of the most common move-in regrets buyers share is walking into a home left dirty, so handle delivery condition and possession up front while you still have leverage.
Most purchase agreements call for a home to be delivered “broom clean” and empty of the sellers’ belongings and debris. You can also negotiate specifics, and your final walkthrough is where you confirm the home is in the agreed condition before you sign.
Here is the trade-off: pressing every point versus protecting momentum. You can negotiate a professional deep clean or spell out exactly what “clean” means, but stacking too many demands late in a deal can create friction over things that a few hours of your own effort would solve. Over-negotiating small items often weakens leverage. Choose the solution that protects the deal, not your pride.
What I typically see in Ankeny is that setting clear, reasonable delivery terms early prevents almost all of these headaches. As one example, if pets have been in the home, negotiating a professional carpet clean as a term of the contract is far easier than discovering the problem at the walkthrough with the movers already scheduled. Address it up front and the walkthrough becomes a confirmation, not a fight.
Knowing how I set these expectations up front is part of how I work with buyers, and my Buyer Working Relationship Standard lays that out before you ever write an offer.
