Selling your house for cash in the Des Moines metro
A cash offer, with the honest truth first.
A cash sale is rarely top dollar. If you don’t have a deadline or a crisis, listing your home on the MLS will almost always put more money in your pocket. But when time, repairs or finances leave no room, a fair cash offer can be the right way out, and you deserve one from people who will tell you the truth.
01 / Is cash right for you?
When cash makes sense, and when it doesn’t.
Cash can make sense when
- Foreclosure, liens or a financial deadline are closing in
- You inherited a house that needs to sell as-is
- Repairs are bigger than you can fund before selling
- A divorce, move or job change sets a hard date
- Tenants live there and a normal listing is not practical
A listing is usually better when
- You have a few weeks or more to sell
- The home is in fair shape, or needs only light prep
- Getting the highest price matters more than speed
- You want buyers competing for your home
Before you decide, we’ll show you both numbers side by side: what a cash sale and a listing would likely put in your pocket.
02 / Who makes the offer
My family. Licensed, local, and disclosed in writing.
Cash offers come from my uncle Ernie Huffey, my cousin Chris Huffey, or another member of the Huffey family, buying for their own portfolios. Between them they have decades of buying, renovating and renting homes in the Des Moines metro.
Who represents whom
In a cash purchase, the Huffey family member is the buyer. They are licensed Iowa real estate agents buying for themselves, and you’ll have that in writing before you sign anything. They don’t represent you, and you are always welcome to have your own agent or attorney review the offer. If Jason Huffey or anyone on our team will receive any compensation connected to the purchase, it will be disclosed to you in writing before you sign.
03 / How we do cash differently
Five things you can hold us to.
- No number before we see the house. An online estimate sets an expectation nobody has earned yet. We walk the home, then we make an offer.
- No pressure. No “today only” deadlines. Take the written offer, sleep on it, and talk to your family.
- Who is buying, in writing. You’ll know it’s a member of the Huffey family and that they’re licensed agents.
- Bring anyone you want. Adult children, an executor, an attorney or your own agent are welcome at any step.
- We’ll tell you if listing is better. If your situation doesn’t need cash, we’ll say so, and show you the listing numbers.
04 / How it works
Five steps, at your pace.
- Request an offer below, or text Ernie or Chris directly.
- Ernie or Chris reaches out to learn your situation and timeline.
- They walk the house with you.
- You get a written offer, with your estimated net from a listing beside it.
- You choose: cash, a listing, or neither. No hard feelings either way.
