Commissions are negotiable and not set by law. What you offer a buyer’s agent is your choice. Iowa property taxes are paid about a year behind, so at closing you credit the buyer for the months you lived there that haven’t been billed yet.

    Common questions

    Straight answers about selling costs.

How much does it cost to sell a house in Iowa?

Besides paying off your loan, the main costs are commissions (negotiable), the Iowa transfer tax, the property tax credit to the buyer, an abstract update and a deed and closing fee. If you pay both agents 3%, selling costs usually come to about 7.5% to 8.5% of the price, depending mostly on when you close. On a $350,000 sale, that is roughly $26,000 to $30,000.

What is the Iowa transfer tax?

It’s a state tax on the sale, usually paid by the seller: 80 cents for every $500 of the price above the first $500. On a $350,000 sale it comes to $559.20. The calculator figures it for you.

Why do sellers give the buyer a property tax credit at closing in Iowa?

Iowa property taxes are paid about a year behind. The tax bill you pay in September covers July through December of the year before, and the March bill covers January through June. At closing, you credit the buyer for the months you owned the home that haven’t been billed yet, usually 9 to 15 months of taxes depending on your closing date.

Do I have to pay the buyer’s agent?

No. It is your choice. You can offer to pay some, all or none of the buyer’s agent’s commission, and a buyer may ask for it in their offer. Commissions are negotiable and not set by law. We’ll walk you through how each choice could affect your sale.

    What is an abstract update?

Iowa uses an abstract of title, a written history of the property’s ownership. When you sell, the abstract is brought up to date so the buyer’s attorney can review it. The seller usually pays for this, often a few hundred dollars.

    How accurate is this calculator?

It’s a planning estimate. Your exact numbers depend on your payoff statement, your actual tax bill, your closing date and the terms you agree to with your buyer. Ask for your exact numbers and we’ll put them together for you.
