Yes, you want your own representation when you buy in Bondurant, and here is the honest reason. The listing agent works for the seller. If you deal directly with that agent, the person negotiating price and terms is legally on the other side.
A buyer’s agent is the one reading the contract for you, spotting the risks, and negotiating for your interests, not the seller’s. Going without that is the textbook case of removing a protection and not realizing you transferred the risk to yourself.
Here is the trade-off people get confused about. Cost versus value. How buyer-agent compensation works has been changing, so it deserves a clear conversation up front rather than an assumption. The right move is to talk through exactly how representation and compensation work in your specific deal before you tour, so there are no surprises. What you should never do is skip representation just because the cost feels invisible. Invisible is not the same as free.
What I typically see is that buyers who try to save by going it alone often pay for it in the deal itself, in a price they overpaid, a term they did not understand, or a problem nobody flagged until it was too late. As one example, a buyer who negotiates directly with a listing agent on a Bondurant new-build often does not realize the builder’s paperwork is written to protect the builder, and no one is reading it just for them.
This is the heart of how I work. I advise, I do not simply accommodate. I tell you what matters and what does not, I make sure you understand every term you sign, and you always make the final call.
