The first week your Altoona home is on the market is the most important week of the entire sale. Your strongest leverage is the first days and weeks your home is live, when interest and urgency are at their peak, and you only get that week once.
When a home hits the market fresh, the most motivated buyers, the ones who have been watching and waiting, all see it at once. That burst of attention is what creates competition and strong offers. Every week after, the audience thins and the questions start: why is it still available.
Here is the trade-off: pricing to test the market versus pricing to capture that first week. Listing high to “leave room” spends your best week on the wrong buyers, because pricing is positioning, not protection. Price reductions do not reset perception, they change it, and time on market invites negotiation. The right price and clean presentation out of the gate are what turn that first week into offers.
What I typically see in Altoona is that homes priced and prepared correctly in week one sell faster and cleaner, and often for more, than identical homes that launched high and corrected later. The market rewards clarity early, not patience later, and the best buyers usually act first. As one example, a home that draws several showings and an offer in its first weekend rarely needs a price cut, while the one that sat because it launched 5 percent high often sells for less than if it had been priced right from the start.
If you want the full pricing-and-launch strategy that makes the most of that first week, my Seller Encyclopedia covers it end to end.
