How Much Are Closing Costs for a Buyer in Altoona?

The glass-walled conference room at the RE/MAX Revolution office.

Plan on roughly 2 to 5 percent of the purchase price for buyer closing costs in Altoona, on top of your down payment. On a $275,000 home, that is generally somewhere in the $5,500 to $13,750 range depending on your loan and what gets prepaid at closing.

What is inside that number: lender fees such as origination and underwriting, an appraisal, credit report, title work and title insurance, recording fees, and prepaid items like your first year of homeowners insurance plus the property tax and insurance dollars that go into your escrow account. Your inspection is paid separately, usually up front, and typically runs a few hundred dollars.

Here is the trade-off worth knowing before you write an offer: cash versus concessions. You can ask a seller to contribute toward your closing costs, which reduces the cash you bring to the table. In exchange, that ask makes your offer read as less clean, and in a competitive situation on an Altoona listing it can cost you the house. It is a real tool, not a free one, and it should be a deliberate choice rather than a default.

What I typically see in Altoona is that first-time buyers save hard for the down payment and get blindsided by closing costs three weeks before closing. That is an avoidable surprise. We should be talking about your total cash to close on day one, not on day 25.

As one example, a buyer with $15,000 saved who assumed all of it was the down payment can discover they actually have about $9,000 of down payment after costs. Same buyer, same savings, very different price range, and much better to learn that before you fall in love with a house.

Ask your lender for a written estimate early, and bring it to me. I will read it with you line by line and tell you which numbers are firm, which are estimates, and which ones we can negotiate.

For everything you should have handled and when, my Buyer Checklist runs through it in order.
