Is a Home Warranty Worth It for a First-Time Buyer in Johnston?

A set of HVAC refrigerant gauges hooked up to an outdoor air conditioning unit.

A home warranty is often worth it for a first-time buyer in Johnston when the house has aging but working systems, because it turns an unknown repair bill into a known cost, typically $600 to $800 a year plus a service fee per call. It is not insurance against everything, and it never replaces an inspection.

Those are refrigerant gauges on an air conditioner. When I see an older AC that still blows cold, this is the conversation I have with a buyer: it works today, it will not work forever, and we need a plan for the day it stops.

A home warranty covers repair or replacement of covered systems and appliances when they fail from normal wear. What it usually does not cover: pre-existing conditions, problems from skipped maintenance, and anything the plan excludes. Read the coverage limits closely, because some plans cap HVAC replacement well below what a new system costs.

The trade-off is a known cost versus an unknown one. Reducing fear often costs less than fighting it. Sometimes the smartest negotiation move is asking the seller to pay for a one-year warranty instead of arguing over an 18-year-old furnace that still runs.

What I typically see in Johnston is sellers saying yes to a warranty far more easily than to a price reduction, because it is a small, capped number. It protects momentum for both sides.

As one example, a buyer inspecting an early-2000s Johnston home finds the original furnace and AC both working. Instead of asking for $8,000 off, they ask the seller to cover a $700 home warranty. The seller agrees, the deal stays together, and if the AC quits in July the buyer pays a service fee instead of the whole bill.
