Moving to Bondurant: What First-Time Buyers Should Know Before Choosing the Town

A backyard with a play set and mature trees behind a blue home in the Des Moines metro.

Bondurant is one of the fastest-growing communities in the Des Moines metro, and for a first-time buyer that growth is both the appeal and the thing to understand. You get newer housing stock, a small-town feel, and a straightforward drive into the northeast metro. You also get a town in motion, where the empty ground behind a house is a question, not a guarantee.

Practical things worth knowing before you commit to the town: the housing is skewed newer, which means fewer immediate repairs and generally higher price per square foot. Growth means new streets and new infrastructure, so ask about special assessments. And the commute is real but manageable to most of the metro’s east and north employment.

Here is the trade-off to sit with: newer versus established. Newer gives you modern systems, low maintenance, and a builder warranty, at a higher price and with less negotiating room. Established gives you mature trees, known infrastructure, and often more space for the money, in exchange for systems you will eventually replace. There is no wrong answer, only the one that fits your money and your tolerance for surprises.

What I typically see with buyers moving to Bondurant is that they choose the town off a drive-through on a Saturday. Do more than that. Drive it at 8am and at 8pm. Run your actual commute on a weekday. Look at what is under construction nearby, because in a growing town today’s quiet edge can be tomorrow’s construction zone, or tomorrow’s new park.

As one example, a buyer who loves a Bondurant lot because it backs to open ground should find out what that ground is zoned for before they pay a premium for the view. Sometimes it stays open. Sometimes it is the next phase.

If you are moving here from outside the metro, I am glad to just talk through the towns honestly, including the ones that are not Bondurant, before you narrow anything down.

To build a search around what actually matters to you, my Home Search Game Plan walks you through it. And if you want to see what just hit the metro market in the last three days, here is the live list.
