Should a First-Time Buyer Choose New Construction or an Existing Home in Bondurant?

Jason Huffey, REALTOR with RE/MAX Revolution serving the Des Moines metro

If you are a first-time buyer in Bondurant weighing a brand-new build against an existing home, here is the honest framework, because this is one of the biggest trade-offs you will make.

Neither is automatically the right call. New construction gives you modern systems, a builder warranty, and fewer immediate repairs, usually at a higher price and with a wait. An existing home gives you a more established neighborhood, mature trees, often more space for the money, and a price you can sometimes negotiate, in trade for older systems you will eventually maintain. The right answer is the one that fits your money, your timeline, and your tolerance for surprises, not the one that photographs best.

Here is the trade-off pair to hold onto. Certainty versus character, and new versus negotiable. A new build lowers your near-term risk, which is real value. An existing home gives you more room to negotiate price and terms, and more character, but you take on the age of the roof, the HVAC, and the rest. For example, an 18-year-old furnace that still works is normal wear you budget to replace in a couple years. The same furnace leaking refrigerant with a failing compressor is a now problem. On a new build you skip that question. On an existing home, that is exactly what a good inspection is for.

And here is the part first-time buyers miss on new construction. The builder’s contract and the builder’s lender are written to protect the builder. Having your own representation matters, so someone is reading the fine print for you. Removing a protection does not remove risk. It transfers it to you.

What I typically see is that buyers do best when they decide what they are actually optimizing for, low maintenance and predictability, or price and location, before they fall for either one.

This is exactly the kind of decision I am here to walk you through. My job is to advise you and explain the consequences, not to push you toward one or the other. You make the final call, and you should understand why.
