What Are the Best Ankeny Neighborhoods for First-Time Buyers?

A RE/MAX Revolution community sign Jason Huffey sponsors at a metro-area ballpark.

If you are a first-time buyer wondering where in Ankeny your money goes furthest, here is the honest read, starting with the one rule that should guide the whole search.

There is no single best Ankeny neighborhood, but there is a best one for you, and it comes down to a trade-off most buyers underweight: condition versus location. Condition is flexible. Location is permanent. You can repaint, replace, and update a house over time. You cannot move it closer to your work, your people, or the school you want. So when the two compete, location usually wins.

With that lens, Ankeny gives you real choices. Older, established neighborhoods on the central and south sides tend to offer more home for the money and quick I-35 access, usually in trade for some updating. The newer north and east sides, including the walkable Prairie Trail area, give you modern finishes and amenities, usually at a higher price per square foot. Neither is “better.” They are different trade-offs.

Here is what I tell every first-time buyer, and it applies to this list too: do not buy a neighborhood off a page. Drive it at 8am and at 8pm. Check the real commute, not the map estimate. We are evaluating how a home and a street actually live, not how they photograph. Finishes are easy to love. Functional friction is what you live with every day.

Tell me your budget and your top three must-haves and I will point you to the two or three Ankeny pockets that fit, and the ones to skip.

A five-minute head start makes this faster. My Home Search Game Plan turns your priorities into a search filter so we skip what does not fit.
