At a showing, look at what is expensive to change and ignore what is easy to change. Paint, flooring, fixtures, and countertops are all fixable. Layout, natural light, lot, noise, and the neighborhood are not.
Walk it in a specific order so you do not get sold by the pretty room. Start outside: roof, gutters, grading and where water goes, driveway, siding. Then the systems: how old is the furnace, the air conditioner, the water heater, the electrical panel. Then the layout: does the flow work for how you actually live, where do you drop groceries, where does laundry happen, is there anywhere to put a stroller or a dog. Finishes last, because finishes are the cheapest thing in the house to change.
Here is the trade-off to keep in your pocket: emotion versus strategy. Feel the home, then decide with your head. You are allowed to love a house. You should just be able to say out loud what you are giving up to get it.
What I typically see in Altoona is that first-time buyers fall for the prettiest house and talk themselves out of noticing the layout that does not fit their life. Then they live with that friction every day. The home that photographs best is not always the home that lives best.
As one example, an Altoona home with a beautifully updated kitchen and a bedroom that can only be reached by walking through another bedroom will feel like a win at the showing and a problem by the second month. The kitchen was the cheap part to fix. The floor plan was the expensive part.
Practical tips that cost you nothing: run the water and check pressure, open and close a few windows, look at the electrical panel, check whether the basement smells like moisture, and go back at a different time of day before you write anything.
To build a search around what actually matters to you rather than what shows well, my Home Search Game Plan walks you through it.
