If you are getting ready to sell your Johnston home and wondering what is worth fixing first, here is a straight answer that will save you money and stress.
You do not need a renovation. You need to remove the reasons a buyer hesitates. Buyers pay for confidence, not sweat equity. They do not pay more because you worked harder, they pay more because the home feels low-risk and easy to say yes to. So the goal before listing is not perfection, it is removing friction.
Here is the trade-off most sellers get backward. Preparation versus perfection. The high-return work is almost always the cheap, boring stuff: a deep clean, decluttering, fixing the small visible items, fresh neutral paint where it is tired, and making the home easy to show. The low-return work is the big, expensive, personal project you think will wow people. A half-finished remodel actually hurts you, because partial projects create doubt. Finish clean so you can move forward cleanly.
What I typically see in Johnston is that the homes that sell fastest and cleanest were not the most renovated, they were the most move-in ready and the easiest to tour, especially with families comparing multiple homes across the same school boundary. As one example, one worn weatherstrip on a door is a $40 fix, not a reason to lose leverage, while a cluttered, hard-to-show home is what quietly costs you offers.
Before you spend a dollar, I would rather walk your home with you and tell you the short list that actually moves your price in Johnston, and the list of things that are a waste of money.
If selling is even a maybe, my Seller Checklist walks the prep step by step.
