After you buy a home in Newton, aim to keep enough cash to cover three to six months of your new expenses plus a repair fund, not zero. The most common regret first-time buyers share is not about price, it is that they spent everything getting to the closing table and had nothing left when the house needed something.
Think of your money in three buckets: the down payment, the closing costs, and a cushion for after you move in. That third bucket is the one people forget. Homes surprise you, and they tend to do it in the first year.
Here is the trade-off: a bigger down payment versus a bigger cushion. Every extra dollar you push into the down payment is a dollar not sitting in reserve. A slightly smaller down payment that leaves you with a real emergency fund is often the safer, calmer choice. Reducing fear usually costs less than fighting it.
What I typically see in Newton is that the buyers who keep a cushion enjoy their homes, while the ones who emptied the tank white-knuckle every noise the furnace makes. As one example, a home warranty runs about $600 to $800 a year and turns a surprise like an aging-but-working HVAC into a capped, known cost. That is one way to protect a thin cushion in year one.
