How Much of a Down Payment Do I Really Need to Buy in Des Moines?

You do not need 20 percent down to buy a home in Des Moines. Most first-time buyers put down somewhere between 3 and 5 percent, and some loan programs go lower, so the real question is not the sticker number, it is what payment and cushion you are comfortable with.

Here is the trade-off most people miss: a bigger down payment versus keeping cash on hand. Putting more down lowers your monthly payment and can drop mortgage insurance, but draining your savings to do it leaves you exposed the first time the furnace quits. A smaller down payment keeps a cushion but costs a little more each month. Neither is automatically right. The best number is the one that still lets you sleep at night after closing.

What I typically see in Des Moines is first-time buyers assuming they are years away from buying because they are chasing 20 percent, when a 3-to-5-percent path would have them in a home now with a healthy reserve. As one example, on a $275,000 home, 20 percent is $55,000, but 5 percent is $13,750. That gap is often the difference between “someday” and “this fall.”

Remember that the down payment is not the only cash you need. Closing costs and a post-move cushion sit alongside it, which is why the total number matters more than any single percentage.
