If you are getting ready to make your first offer in Ankeny, there is one question I will ask you before we submit anything, and it has saved more buyers than any negotiating trick.
The question is this: if this goes sideways in the worst reasonable way, are you still okay with this decision? If the answer is not clear, we slow down. That is not me being cautious for its own sake. It is how you avoid the regret that shows up a month after closing.
It matters most with contingencies, which is where first-time buyers get hurt trying to win. Here is the line I come back to: removing a contingency does not remove risk. It transfers risk to you. Waive the inspection on an older home and you can inherit thousands in deferred maintenance with no recourse. Waive the appraisal and a low number means you bring that cash to closing or walk and lose your earnest money.
The good news is that strong and protected are not opposites. A strong offer makes a seller comfortable saying yes. That rarely requires stripping away your protections. Often the smarter move is to adjust terms rather than remove them, for example keeping a 10-day inspection window while shortening your financing timeline. Stronger to the seller, still safe for you.
That is the whole job: help you understand how your offer will be received before it is written, so you compete without exposing yourself. You make the final call. You should always understand why I am recommending it.
This is exactly how I work with every buyer. My Buyer Working Relationship Standard lays out the framework in full.
